We help owners that are renting out their residential properties, including single family homes, townhouses, condos, duplexes, triplexes and multi-family homes up to 4 units. Whether you have 1 or 100 properties, we offer the following 2 options for owners. 

Landlord Rental Assistance Option

This option is recommended for landlords who want assistance in marketing & showing the property, tenant screening & lease documentation, but wants to handle rent collect & all management of the property.

What you get:

  • Helping to decide fair market rent
  • Marketing of the property via professional network, MLS, and numerous syndication websites. 
  • Managing tenant inquiries and showings
  • Tenant screening, including background checks, credit checks, evictions history check.
  • Property inspections before & after lease term
  • Lease document preparation

Fee's are generally 75% of one months rent amount, with a $600 minimum. Contact for more information on pricing. 

 

Full Property Management Option

 

This full service option is for landlords that want to relax and let have someone else deal with rent collections, trust accounting, tenant screenings, maintenance requests, etc.  

  • Helping to decide fair market rent
  • Marketing of the property via professional network, MLS, and numerous syndication websites. 
  • Managing tenant inquiries and showings
  • Tenant screening, including background checks, credit checks, evictions history check.
  • Property inspections before & after lease term
  • Lease document preparation
  • 24 hour maintenance and repair coordination
  • Handling routine maintenance & inspections
  • Rent & security deposit collection & disbursements 
  • Detailed monthly & yearly accounting 
  • Online owner portal to know how your property is performing at any point
  • Ability to choose your own maintenance professionals, or use our vendors

Fee's are are generally 50% of one months rent as a lease up fee, with a $600 minimum, plus 8% of monthly rent. Discounts available for more than 3 units managed. Contact for more details on pricing.

We are happy to assist in placing you into one of our rental homes. While we only place tenants in properties that we manage, you can certainly reach out to us to see if we have something coming up that may suit your needs. Most of our properties are for rent only, however we do also offer a rent-to-own program through a couple of  our investors. Contact us to learn more.

Real Estate Agent? 

Yes, we work with agents outside of our company.

  • If you have a client that is interested in one of our listings, call us. 
  • We will pay you a co-op if your client rents one of our listings. 
  • We pay referral fees to agents that refer owners to us, once they sign the management agreement. 
  • If you refer an owner to us for management and the owner later decides to sell, we refer that owner back to you. If you decide you do not want to list that home, we will pay you a 25% referral fee once it sells.
